We offer for sale Hotel Barbora*** together with the associated ski center Bačova Roveň and the recreational chalet Barborka, which are located in a very interesting tourist location in the Low Tatras, in the village of Vyšná Boca.

HOTEL*** BARBORA
The hotel itself was put into operation in 1986. In 2003 it underwent extensive reconstruction. During these works, the accommodation capacity was significantly increased to today's 108 beds, the interiors were modernized and a relaxation center (wellness) was built so that the hotel meets the standards of the three-star category. In 2010, the restaurant, dining room and congress room were completed to their current form.

SKI CENTRE BAČOVA ROVEŇ
The resort was originally established as a sports facility for guests of the Hotel BARBORA, but gradually developed into a recognized racing venue. After 2000, a snowmaking system and lighting for night skiing were installed, which earned the resort certification for international events. The resort holds 3 stars (in the 5-level LAVEX categorization) and regularly hosts international events such as the UNI FIS European Cup in slalom. The resort is sold with a snowmaking system (the hotel has its own water pump station), snow groomers and all the equipment for operating the resort.

SKI CENTRE BAČOVA ROVEŇ
TECHNICAL PARAMETERS OF THE SKI CENTRE:
The centre is located at an altitude of 1,000 - 1,360 m above sea level and offers a total length of slopes of almost 3 km.

Slopes:
- Racing (Black): Length 1,450 m, elevation 360 m. The steepest sections reach a slope of up to 60%, which makes it one of the most demanding tracks in the region.
- Amateur (Red): Length 1,350 m, elevation 290 m. Ideal for advanced skiers.
- Children's (Blue): Length 160 m, elevation 40 m. Designed for beginners and ski courses.

Lifts:
- Tatrapoma H 100: Main lift with a length of 700 m and a capacity of 800 people/hour
- Doppelmayer: Length 600 m, capacity 850 people/hour
- Tatrapoma S (children's): Length 160 m

The total capacity of the resort is 1,800 people per hour.

LOCATION:

Vyšná Boca represents one of the most attractive locations for investment in tourism, where the authentic atmosphere of the historical zone of the royal mining town is combined with modern recreational infrastructure. This year-round popular destination in the heart of the Low Tatras benefits from a strategic location in the saddle below Čertovica, which ensures excellent transport accessibility from Liptov and Horehronie.

In the winter season, the location attracts with its unique ski-in/ski-out comfort thanks to the adjacent Bačova roveň resort and excellent snow conditions in nearby Čertovica.
